What exactly does Ymbia do?

Ymbia is the architecture, engineering, and permitting layer for contractors and designers. You focus on design and construction — we handle the rest. From your designs, our team produces code-compliant, signed and sealed, permit-ready drawings and files everything with the city. The process is fully guided and centralized: we show all parties exactly where to sign, provide online notarization, and track every permit in one simple portal. We also centralize inspection scheduling and stay with you until you get your Certificate of Occupancy.

Is Ymbia a permit expediter?

We don’t believe in "permit expediting." We’re licensed professionals who produce, stamp, and file compliant drawings ourselves. We present applications in a clear, unambiguous, and accurate format that the municipality expects. Therefore, reviews rarely have issues and come back quickly, but if the city flags something, we can either fix it or defend it with the building code. Additionally, our automated system keeps track of permit statuses to make sure they never get stuck in the city.

What if I want to make changes to the drawings?

You can make unlimited small changes to the drawings before they are submitted to permitting as long as they do not change the scope nor the agreed design intent. You have 2 oportunities included in your project to change the design intent at no cost. Any changes to the scope of work will be subject to standard pricing. Any changes required by the city after submission are included as part of the service at no additional cost.

Our main expertise is with the municipalities in Miami as well as the Miami-Dade County. But we are licensed to work in the entire state of Florida.

What types of projects is Ymbia best for?

Ymbia is built for contractors, designers, and construction managers who know their clients’ needs and have a clear vision of their project. We handle a wide range of projects, but we excel at residential renovations. Exaples of scope of work include: any changes to the electrical, mechanical, and plumbing systems, window and door replacements, fire sprinklers and alarms, HVAC, interior wall reconfigurations, etc. For apartment unit complexes specifically, we can handle replacement of flooring, creation of a den, addition of a bathroom or room, remodel of the kitchen, etc. For single-family homes, we can handle exterior wall openings for doors/windows, solar panels, re-roofing, swimming pools, fences, driveways, sheds, canopies and awnings, terraces, etc.

Do I need to be a licensed architect or engineer to use Ymbia?

No. Ymbia is designed for contractors, interior designers, construction managers, and homeowners. As long as you have an idea of your design, we handle the technical compliance and permitting work.

Do I need to meet with the city at any point?

In most cases, no. We handle submissions, revisions, and approvals. Only in the case of a city flag regarding identity verification or proof of ownership you will need to provide additional documentation, but we will request this from you and we will work it out with the city on your behalf.

Is Ymbia a software or a service?

Ymbia is a hybrid: a technology platform combined with expert human oversight. Our portal centralizes everything, while our team reviews for compliance, a lot of the paperwork and tracking is automated.

Does Ymbia handle permits that require approvals from multiple agencies?

Yes. Most permits go directly to the building department of the municipality. Some may need to be split between building, public works, and fire departments of such municipality. That depends on how the municipality is structured. We also handle permit submissions to the county (DERM) if the city doesnt have a department for a specific type of permit.

What if I dont have a contractor?

If you are a homeowner, we can help you apply for permits as an owner-builder. If you are not a homeowner or wish to hire a contractor, we are allied with strategic partners that we can refer to you.
